Alabama Wildwood is located approximately 90 minutes north of Panama City, FL. The park is between 2 major cities: Dothan and Enterprise, AL, with a combined population of over 100K, all within a 15–20-minute commute. Fort Rucker, an Army base that boasts a flight school, is only 3 miles down the road.

Approved for 126 pads currently but the next operator could get over 150 pads by repurposing the 17 MH pads to RV.

RV Long-term (over 90 Days) income made up 78% of our total revenue.

14% of income was Manufactured Home site revenue. MH owners pay their own electric and cable.

Management made a decision to charge utility surcharge fees to all RV sites, starting in Nov. of 2021 of $3.75/day. Water, sewer, cable and electric service were included. (Cable was discontinued on 5-1-2022)

With RV rate increases in Nov. 2021, we also implemented a 10% discount to our Military/Veterans users, with a valid ID and/or PROMO CODE.

Pet fees were added on all MH occupants. First pet free, $5/per pet thereafter.

AL Wildwood RV is one of 4 area RV campgrounds that is NOT restricted to Military users only. Large 35-45' wide back-in sites, with most accommodating up to 60' depth. Shaded mature trees canopy for indoor and outdoor living. We offer more comfortable settings to encourage long-term occupancy. Whereas our competitors restrict stays and are simply concrete RV parking lots with dump stations.

102 pads are ready for guests and the next operator can bring an additional 24 pads online with new infrastructure. The city has already approved the 24 pad addition. A new bathhouse will be completed soon and many amenities have been added in the last few years.
