One stop shopping!  I’ve got OVER 150 mobile home parks right now.

I prefer to work as a buyer’s agent, so I’m cobroking on most of the parks. 

This means they are listed with another real estate agent who represents the seller. The seller always pays the commission.

As a buyer’s agent, I can work for you to get the best price possible.

SOUTH CAROLINA PARKS:

Cordova SC – near Orangeburg – 85 lots on 16 acres – 70 park owned homes - $27,000/mo gross income – seller says excellent management is in place - $2.2M – I’m a seller’s agent on this one

Mullins SC – 20 lots with separate tax map numbers (could be sold individually) – public water/septics – 11 acres – 10 park owned homes – 11 lots are occupied, 1 is ready for a home, 8 need to be developed - $225,000 - $3,290/mo income – nets 25,962/yr – I’m a seller’s agent on this one

 

NEW YORK MOBILE HOME PARKS:

Scott NY (Cortland County) – 21 sites on 4 acres – well/septics – owner will consider financing with 30% down - $3,640/mo gross income - $250,000 – I’m a seller’s agent on this one

Candor NY – 17 miles from Ithaca NY – 43 sites on 19.9 acres – well/septics – 11 park owned homes (sell to tenants and hold the notes) – income is approximately 130,000/yr – expenses are about 57,000/yr – seller says excellent management is in place – no owner financing - $650,000 – I’m a seller’s agent on this one

Rome NY area – 19 sites + small commercial bldg – 52,620/yr gross income – public water/sewers – water is metered to tenants – expenses are about 14,000/yr – roads recently paved – $350,000 or $280,000 for mobile home park only - $70,000 for commercial bldg only (sold after park) – I’m a seller’s agent on this one

Binghamton NY area – 2 parks – well/septics - 25 sites on 9 acres - $250,000 and 13 sites on 2.5 acres – $175,000 – seller will consider financing up to 75% for qualified buyer  - I’m a seller’s agent on this one
