Subject Property

The subject property is located on a single, park-owned street. Each home is owned by the tenants. The tenants are responsible for the upkeep of their lot.

There are 12 homes on-site. Of which, 11 are occupied. All vacant lots have utilities, allowing for immediate in-fill upon purchase.

Current ownership has a local manager in place that would continue to manage the park after the sale.

Utility Infrastructure and Billing

Water, sewer, and electricity are 100% public utilities, provided by the city of Auburn. Garbage is provided by American Recycling.

The tenants are billed $56.00 per month in addition to lot rent in order to pay for water, sewer and trash services. The lots are not sub-metered for water/sewer usage.

Natural gas is provided Black Hills Energy.

Electricity and natural gas are directly billed by the provider to the tenants.

Vacant Home Ready to In-Fill

The tenant in Lot 10 recently moved out and handed the title over to the community owner. The park owner is planning to sell the home before the sale of the community, but if the home is not sold prior to the community, the title will transfer to the new community owner.
