Description

JTACR Real Estate Group is pleased to present Misty Lane Mobile Home Community: a community under absentee ownership, situated in the outskirts of the Texarkana metro area, just off of S Kings Hwy.

The community has been in operation for 20 plus years, and is on it’s second owner.

The community serves a long-term customer base and is serviced by public water and sewer. Tenants pay their own electricity, water, and sewer. Trash is paid by the park ownership.

Current ownership has spent the last three years slowly improving the 16 park owned homes to come back to the rent market at a higher rent. Ownership has successfully completed rehabs on 6 of the units, with 10 more units remaining that have recently been vacated. Additionally ownership has done exterior improvements including landscape upgrades, road upgrades, and many roof repairs on the homes.

This opportunity is currently not stabilized and is an excellent opportunity to add value in filling vacant sites, completing remodels of the park owned homes, and selling off the home portfolio.
