Lazy R Campground RV lies in Darke County, OH, within the village of Bradford, Ohio. Located 34 miles from Dayton, OH, 49 miles from Springfield, OH, 88 miles from Cincinnati & 94 miles from Columbus, OH, Lazy R Campground is part of the Dayton Metropolitan Statistical Area – the 4th largest in Ohio and the 73rd largest metro area by population in the country.

Lazy R RV Campground is a seasonal park open from April – October (six months out of the year) and offers roughly 15 acres of expansion potential. There are currently 65 seasonal tenants paying $1,350 ($225/month) for stays from April – October. Seasonal tenants are required to mow their own lawn and ownership bills-back their electric consumption. There are 16 monthly-tenants paying $500/month and electricity is included in monthly stays. There is a waiting list of 40+ requesting seasonal stays, so expansion seems the best route, as the park is 100% occupied on lots with full hook ups. Other lots are reserved for nightly rentals ($37/night) and weekly rentals ($200/week) with access to water and electricity, but no sewer. The park does have public full restroom facilities on site for those tenants including shower house. There is an office at the entrance of the park where the current owner self-manages the park. Other amenities include a playground, fully-stocked fishing pond, swimming pool, wagon rides, horseshoes, basketball court and a pavilion with picnic tables and fire pit, as well as WI-FI. The park also comes with two 50x80 buildings onsite – one is used for equipment storage, and the newer building, built in 2021, serves as the event center.

The park is serviced by well water and has 2 wells on the property -- both are maintained by the Health Dept and samples are taken monthly. Sewer is currently available on 81 of the sites, and all of those sites are connected to sewer lines, which force the sewage to the lift station and onto an evaporation pond. The waste is spread on the 15 acres adjoining the property under consideration for expansion. Current ownership trades the sewer cost to a local farmer utilizing the 15 acres for a break even situation.

In conjunction with the park, there is a Single-Family Home (SFH) and additional acreage included in the sale, which currently serves as the owner’s primary residence. The home is 3,800 SF with a finished basement of 1,900 SF, 4 bedrooms, and 3 baths. The approximate value of the residence is $400,000 (including the 15 acre tract) and this can be included or excluded in the sale.

There are approximately 15 acres of raw land contiguous to the
park ready for expansion, and could easily hold 100+ RV sites. Ownership has had professional engineering maps drafted for a new waterline, estimating costs at 3,650 feet for the connection to Gettysburg Public water system at 30-$40 per foot, depending on site conditions and material or roughly $125,000. If expansion were to happen, Lazy R Campground could achieve 200+ RV sites and the ability to have city water/sewer capability. Market research suggests that seasonal rates could increase to $2,400 and monthly rates could increase to $600.

Given the in-place income, single family home, additional acreage, ability for expansion, and Sellers willingness to owner finance, we are asking investors to submit offers at or above $1,700,000.00 for Lazy R Campground.
