Miller’s Cove MHP consists of 40 Mobile home lots and 3 single-family dwellings. 32 of the mobile home lots are occupied by tenant owned homes, the other 8 lots are vacant. Only 1 of the single-family homes is occupied by a tenant and is the only dwelling Miller’s Cove MHP is currently responsible for. Manger lives just offsite and very close to the community. Tenants are all sub-metered and pay bills directly to the utility provider. Lot rents are $150 and have not been raised in many years. This represents a substantial upside as current market rents are much higher. The city of Miller’s Cove upgraded the sewer plant in 2020 directly benefiting the MHP.

Very low impact community due to the large majority of tenant owned homes. Currently owned by an out-of-town owner. All tenants pay in cash, no checks. All rents deposited by the manager at the local bank like clockwork and accounted for. The manager will stay in place if desired by the new owner. No owner financing, serious inquires only!
