I am 82 years old and bought this park for investment purposes to develop but live in Fort Myers, Florida and cannot accomplish all from this location. I am seeking a working partner or buyer to develop this property and start selling off land and home packages
for immediate and longer term profits.

I have reduced my asking price to bring in an equal partner to develop the park out with me to $350,000 CASH or $600,000
for outright sale.

The park is located close to downtown Selma where there is a huge demand for affordable housing from RVs , Park Models and Mobile Homes and has a lake on it which can be developed around. I have an on site property manager as well for sales and maintenance well established in the area. I also have several homes in inventory that are in rehab stage for resale to resell in any all of the surrounding States which are available to purchase from me for usage in the park as well if desired.

I also own Mobile Homes USA who is a licensed dealer for new and used RV's , Park Models and Mobile Homes that I can buy at wholesale cost to rehab as needed and resell at cost to lot buyers
or renters in the community.

I have paid to have the park subdivided so I can sell land and home packages in the park or use our spaces for rentals so I can offer land and home packages to potential buyers

We currently have four tenant owned homes that are currently paying $300/month or $1200/month- In addition we are rehabbing 3 additional units to sell as land home packages for $35-50,000 area.

We have a total of 13 spaces with utilities in front of the park that are surveyed to sell as land-home packages so we need to purchase, rehab and install 5 additional units to sell out the front portion at an estimated cost of $8-10K per unit or $30-$40K home packages.

In addition we have room for 25 additional spaces in back of the park that we can develop around the lake for RV or Mobile Home Spaces and Six large One Acre lots in adjoining property that I purchased.
