Ol’ Elm Grove Park is located on State Highway 7 in Unadilla, New York. The park has 13 (approved) sites for Manufactured Homes and a rental house. The property includes vacant road frontage for commercial development and a (0.80ac.) lot on the Susquehanna River with deeded access. Most of the work to get the park up and running has been performed. Each site has new water lines, new septic tanks and piping to the new 3 bay leach field (all never used). Six sites and the house all have new electric lines. The work needed to get the park up and running would be finishing the wiring, add electric meters, a pump for the leach field and prepare pads (Owner has approved civil engineer plans for gravel sites). The house does need to be rehabilitated.
