The park is believed to have been developed in the 1980's, and has served the community by offering an affordable housing option since that time. The park utilizes RUBS for water & sewer and adds $100/month to the lot rent to cover this. The park should probably be sub-metered by the next ownership group. The garbage is built into the lot and home rent and paid by the park. The park utilizes city roads that are maintained by the city. The tenants mow their own pads and the park mows the common areas.

The park is selling with 7 different PIN #'s. Somehow in previous transactions two very small PIN #'s of the park (with no trailers in these sections) were not conveyed. This situation was just discovered after listing the property and we are trying to locate the previous owners to take care of this situation. The park was part of a special assessment to bring public water & sewer to this part of town. The seller will be paying off the assessment in full at closing.
