since 2018 from residents staying
longer than 6 months.
– Port Arthur RV Resort is a high quality 134-site RV
community offering residents spacious RV sites with full
hook ups and a complete resort style amenity package.
– Value-add opportunity to expand the total site count. The
County has approved the addition of 18 spots but there
is potential to add another 70-80 spots according to the
owner.
– Amenities include Texas shaped swimming pool,
commercial laundry facility, shower facility, outdoor
pavilion, clubhouse, playground, fitness room, game room,
complimentary wifi and cable TV. The clubhouse, gym, and
laundry facility are all less than a year old.
– The current owner has done the heavy lifting, spending
significant amounts repainting the entire community (spot
markers, street lines, parking spots, etc.) and replacing
an electrical pedestal damaged from a wind storm.
Additionally, the owner recently spent around $21,000
expanding 15 standard RV spots to premium spots. These
premium spots command a $50/month premium over
standard spots.

1. Once a buyer goes non-refundable, Seller is open to implementing a $25 rent increase at the community which would add over $37,000 in annual site rental revenue for a new Owner.
2. In Jan ’21, the Owner added 15 new premium spots to the
community which command an additional $50 in monthly site rent.
Annualized, this would add another $9,000 in site rental revenue if
100% occupied. The Mar ’21 T3 revenue numbers only factor that
income in February and March (not January). We believe this leaves
$750 in future revenue not in the March totals (or $7,500 on an
annualized basis). Please also note that all sites can be converted
from standard to premium spots so significant upside for a new
Owner to increase revenue by making additional conversions.
3. There is also upside for a new Owner to either re-negotiate the
laundry contract or just take it all in house. Currently, the Owner has
a 55%/45% (Owner/Vendor) split and receives around $8k in annual laundry revenue. If taken in house, the revenue should be around $15,000 annually, providing around $6,750 in additional income per year. Our understanding is that the contract terminates upon the sale of the property. Alternatively, the Owner has a replacement vendor bid that would pay an $8k bonus up front to the property.
4. In total, these opportunities would immediately add around $44,250 in annual revenue for a new Owner ($30,000 rent increase + $7,500 premium spots + $6,750 laundry) without factoring in the upside for converted the standard sites to premium sites as noted above or the potential to expand the park.

Location

– Port Arthur RV Resort sits in an ideal location near many of the
top employers in the area (oil refineries and Port Arthur Port). The
metro area is home to the eight largest refineries in the U.S. and
over 50% of the manufacturing jobs are concentrated in the gas,
petroleum, chemical industries. The largest oil refinery in the United
States, the Motiva Refinery, is located in Port Arthur. The refinery
has a maximum capacity of 636,500 barrels per day and employs
approximately 1,450.
– Community sits next to major thoroughfares Highway 365 and TX-
93, providing easy access to other larger markets such as Beaumont
(16 miles), Lake Charles (63 miles), and Houston (85 miles). The
community is a short drive to the Jack Brooks Regional Airport, as
well as several larger retailers including Dillard’s, Target, JCPenney,
T.J. Maxx, Walmart Supercenter, and more.
– Although the area saw a slight reduction in tourist from the
pandemic, it is expected to go back to pre-pandemic levels in the
second half of 2021. The vast amount of outdoor activities continues
to attract people year after year.
– Lamar State College Port Arthur is a two-year community college
offering more than 40 degrees and certificates in technical and
academic disciplines to a population of nearly 3,000 students.
