  • Completion of numerous valuation assignments for individual owners, trusts and trust departments, tax consultants (attorney and accountants), and the IRS. I offer a variety of valuation products for estate and trust services, oriented to the specific needs of this client type.

  •  Wide experience in the valuation of leasehold interests, multiple property portfolios, ground lease renewals, and leased fee interests.

  •  Qualified as an expert witness in state and federal courts involving issues of valuation, dissolution, rent control, industry performance standards, return on investment, market rent, and other issues.

  • Completion of appraisals and consulting assignments for attorneys specializing in subdivision and condo conversion, resident purchases (mutual benefit corporations, co-ops), allocation of ownership percentages, review of budgets, and sales to 501C3 corporations.

  • Appeared as an expert in market rental rates, return on investment, and other issues in conjunction with discretionary rent increase applications in rent controlled jurisdictions in California.

  • Completion of various market studies examining historic trends and future projections of performance.
