Nationwide Directory of Mobile Home Parks/Communities Order Form

Our one of a kind list of over 45,000 mobile home parks is for sale.  We have mailed to this list and update the return mails every time we receive one (about 20% are marked as bad addresses). 

This is the perfect list to start your direct mail campaign with.  To view a sample of the list email us at info@mhps.com and we will send you the top 25% of the listings in the state you request. 

The fields that are included (if we have the information) for each parks is:

• Name of Park

• Address of Park

• Number of Spaces

• Park Phone Number

• Owner Name

• Owner Address

• Owner Phone Number

• List of addresses we sent to that were returned (usually due to the park not receiving mail at the park address)

Note:  Once you order this list and it has been sent to you, the sale is final.  You can get a good idea of the number of parks and which parks are included by viewing our national directory posted on the website. The major difference between the two lists is that the one for sale includes the extra fields listed above.

As a sample comparison... on the leading list source in the country, you can purchase their list of just under 13,000 mobile home parks for a price of $2,560.80.  Their list is cleaner and will have a better mail rate but it does not have the number of spaces listed and has less than 1/3 of the number of parks as ours does.

We do not purport to have all the mobile home parks on our list and it never has or never will be complete or 100% accurate.  We mail to each park on the list one time per year and if the mail is returned we mark the list with a code of BPA (bad park mailing address) or BOA (bad owner mailing address).  This does not mean that the address for the park is incorrect, but often times that the park does not have a mailing receptacle or we need a lot number.  In addition, we update the records through other sources on a continuous basis with major updates every couple of years. We try to keep the phone #'s up to date, however this is not area that we focus as much attention on.  The park phone numbers that we have are listed on the website and you may just want to use the website list if your intent is cold calling.

However, this is not the main focus of the website and we only offer these lists for sale to help you begin your marketing campaign.  You will need take the list that you receive and then manipulate and update it for your own purposes.  You may not resell this list.  

We do not want any unhappy customers and want you to know this policy upfront.  If you would like a sample from a particular state or states before you order, let us know and we will send that to you.  If a particular park has requested to be taken off the mailing list, we delete the entire record.  Thank you for your understanding.
