Q: Why do I need to do due diligence? A: Due diligence is the review of each and every item pertaining to the purchase of a mobile home park. This is the scientific approach that keeps you from buying into a bad property and losing your investment (or in the case of environmental issues, many times your investment). Without proper due diligence, you are merely gambling with your money. Nobody should ever buy a mobile home park without careful due diligence. Q: How does it work? A: We take a list of about 30 line items to review on the park, and work with you to gather the information and identify what it means. There is no “perfect” park. Instead, every park will have one or two problems. We help you identify those risks and put them into financial perspective, as well as offer solutions to help mitigate the risk. We also help you to understand the third-party reports, such as the Phase I and appraisal. It is a coaching process – you have to gather the data, and we help you to make decisions based on that information. Q: How does this compare to the Quick Deal Review that you offer? A: The Quick Deal Review is a logical first step before you would want to do a full due diligence review. You would only do due diligence on a park that you have under contract and feel strongly that you want to buy. Q: Do I need the park under contract before I do due diligence? A: Absolutely. You would never want to spend any significant money on reviewing a park that you do not have under contract. Q: Are there any extra fees? A: Not from us. But you will have expense in obtaining the necessary third party reports, such as the Phase I Environmental and the appraisal, as well as the survey. Q: How long does it take? A: Your contract should provide a 30 day due diligence period. It will take you a full thirty days to do the due diligence properly. We help you analyze data – but you have to gather it. The faster you obtain the data, the faster we can help you decide what it means. Q: What are your qualifications? A: Both Frank Rolfe and Dave Reynolds have over a decade of experience in buying mobile home parks, and over $100,000,000 in deals done. We have done due diligence on probably 300 to 400 parks over the years. Nobody in the industry offers this much experience – nobody! Q: Why are you so much cheaper than everybody else? A: Bear in mind that some people are offering due diligence services that you don’t participate in. They have to charge more for gathering the data. However, many charge an outrageous amount that makes no sense (up to 1% of the purchase price of the deal). We have a tradition of only charging fair prices, and we feel that our service is the best deal in existence on this item. Comment on the entire MHP series: I have now officially completed listening to all of the CD series as well as participating on a number of teleconference calls. I would have to say that the information that Dave and Frank provided and the manner in which it was organized and presented, was the best use of my time on this subject. No where else that I know of is this information available in this amount of depth. Your total openess and honesty about what works, what doesn't and mistakes that you have made in the past are part of what made your series so beneficial. Bringing the information to your listeners via CD and teleconference was so much better than the typical 3 or 4 day seminar series where no topic is ever covered to any great extent.
