He gets the lot rent off of 6 of the occupied lots at this time in lieu of using his own land. Out of the 6 lots, one of the houses is his and the other 5 lots pay him rent. Some of the houses are owned by my son and myself. Some by my son only, some by my brother and some by my nephew. It takes some effort to consolidate the income and expenses, since they are not all managed out of one account. Attached is the consolidated income statement for 2013.

I am not willing to owner finance. My motivation to sell is to raise cash for some other projects I want to do. There is some debt on the property but it is not assumable and will be paid at closing.

Note on the lot layout enclosed the 6 lots on the front are not shows plus we ended up with an extra lot next to A-21. It is not shown. The lots on the front could be commercial as they front FM107.

If a developer wanted the lots to build duplex or multifamily, I would consider selling the park without the homes and moving them off.
