Description

This is a 36 site mobile home park with 11 park owned homes. These homes are all vinyl with shingles and they rent for $500 to $525 per month. Lot Rent is $240 and $250 per month. Same owner for 29 years. Selling due to my age. No collection problems. Black poly water lines with no leak issues ever. 2 good producing wells. Asphalt work done in summer of 2015. Roads are in good shape. Off street parking with mostly concrete driveways. All homes sit on concrete runners. Electric is all underground. Natural gas to each lot.

City sewer costs about $2,000 per year. Taxes are cheap at under $3,000 per year. All but 2 lots have new electrical pedestals. Every lot has newer water risers.

Lots of jobs in area. Almost all residents are working with a couple retired folks. This is a great park. I screen prospective tenants very diligently. It has never had any infra-structure issues. The street lights belong to the power companyy, are unmetered, cost about $44 per month and are maintained by the power company. Trash cost is 3.95 per month per occupied lot. The park is not crowded sitting on 5 acres.

Most lots will accommodate 16x80's. No problem renting homes.

The park grossed $108,000 in 2015. This park will run itself. The expenses to income cost about 25% of the gross last year. It is a real money maker. This park will return about 40% cash on cash with $100,000 down the 1st year and this is after debt service.

I refinanced this park this year and the bank I am with would be very willing to work with a buyer. They have a current appraisal and all the info for another refinance. Further I own 4 Parks in the thumb area of Michigan, Elkton being one of the four. I would be interested in speaking to anyone who could buy all 4 parks. About 175 sites, and I own about 58 homes
