Q:  How does it work?

A:   You give us all of the information you have on the property you are interested in, and we give you our opinion of whether or not it appears to be a good deal and, if not, what it would take to make it attractive. We utilize industry standard ratios of cost and expense, as well as our experience in buying mobile home parks, to help you identify a winner from a loser.

Q:    How long does it take?

A:   We try to turn around every deal within 48 hours. We know that time is of the essence since most of our clients are using this service to decide whether or not to tie up the property under contract.

Q:   What do you need?

A:    Everything you can give us. Financials, photos – anything you have. Some people only give us the information right on the site. The more information you give us, a better, more accurate opinion we can give you.

Q:    Will you steal my deal?

A:    No. If that is a concern to you, then don’t give us the name or location, but only the financials and photos. We have no interest in stealing our client’s deals – and have a track record of over a decade to prove it. 

Q:     Are there any extra fees?

A:     None. The initial price of $199 is all inclusive. That even includes you calling us back after talking to the seller, if we have suggested that you try for a lower price.

Q:     Is this an appraisal?

A:     No. We are not licensed appraisers, nor do we want to be. An appraisal on a mobile home park is fairly inaccurate due to the infrequency that appraisers do them.  Most appraisals will cost you over $2,000.00.

Q:     Is this a substitute for due diligence?

A:    Absolutely not! This service was designed to save you time by not wasting effort on deals that are weak or inappropriate. However, every deal needs correct due diligence once under contract. We also offer that service, or you can do that yourself. But due diligence is essential.

Q:     Are there any states you don’t do?

A:      No. We offer quick deal reviews in all 50 states.
