Resident Manager TEAM (2 Persons) Job Responsibilities for Manufactured Housing Community

This position is very much like being the Mayor, Police Chief, Supervisor, Gardener, Maintenance and Civil Engineer. A multi-lingual ability, English/Spanish is preferred, but not necessary.

Work hours are a normal day with weekends off. However, individuals must possess an attitude of self-motivation, problem-solving and hands-on approach to the task and objectives of the moment. Being able to prioritize work and budget for the community needs is essential.

Maintenance is the biggest issue. Tasks include mowing lawns in common areas; trimming trees and shrubs; checking laundry area; maintaining septic pumping schedules; contacting the appropriate contractor in the event of an emergency; overseeing all aspects of the community.

A daily inspection of the property is expected. Assist residents to maintain their property in a way that enhances the visual and physical comfort of the community at large by giving notice in a respectful manner that compliance with Rules and Regulations is necessary (this is where the Mayor/Police Chief sales skills come in handy).

This community is located in western Washington minutes from downtown and major shopping areas.
Qualifications:
We are seeking an energetic, self motivated TEAM (2 PERSONS), who enjoy people, office work to include rent collections, enforcement of Rules & Regs, physical outdoor duties to include landscape maintenance and basic handyman services. We are looking to employ long-term employees with strong ETHICS & INTEGRITY, as well as company loyalty and a great attitude. The job requires that you will be comfortable working alone and you must be a SELF STARTER as well as motivated to complete each job in a timely manner while providing unmatched customer service and quality workmanship. The ideal candidate will be a hard working, self starter with property management experience and some maintenance/landscaping experience knowledge.


• EXAMPLES OF RESPONSIBILITIES:
Rent collection, lease completion, move-ins/outs, deposits, petty cash management.
Mow, rake and edge lawns. Operation of riding lawn mower and small equipment
Remove trash and debris from planting beds.
Plants trees, shrubs, and flowers, apply fertilizers, herbicides and pesticides.
Landscape construction using tools and other powered equipment.
Clean and maintain equipment.
Basic construction and "handy-man" services such as repairs and painting.
Must be able to work indoors and outdoors and in all weather conditions.
Attendance that is punctual and consistent.
Follow all applicable safety procedures.
Work effectively, cooperatively, and respectfully with co-workers, clients, and other contacts
Ability to lead temporary labor and motivating labor to work efficiently.
Ability to follow written and oral directions and document job details.
Ability to multi task and to organize jobs and crew.
Ability to speak, read, and understand English.
Subject to heavy and strenuous work on occasion
Candidates shall not have a criminal conviction; successful candidate will be able to pass a drug screening.
A valid WSDL with a clean driving record is a must.
Background check and drug screen required!
Other duties as assigned.


Compensation:
LIVING QUARTERS UTILITIES AND $$+ per mo. DOE
