Highlights include: • Coordinated a relocation project to bring seven (7) homes from other parks to Windsor Village. • Completed all necessary documents to permit government funding for moving projects bringing more homes into the park (contributed annual revenue increase of $33,768). • Assisted new residents with all aspects of moving to ensure a smooth, pleasant transitional experience. • Researched and found means of cost effective ways to update andd upgrade outdated electric service. • Reduce costs and increased revenues for the park which contributed to an increase in overall value ($400,000+). • Maintained a water treatment plant, and full sewer treatment facility including all maintenance and repairs. • Maintained a 33,800 gallon commercial swimming pool. • Mowed and landscaped all common grounds, and maintained all structures. • Hired part-time maintenance assistance as needed as well as EPA-licensed pond maintenance specialists. • Maintained accounts receivable and payable through a budgeted park bank account. Conducted unit sales and performed applicable background checks; directed staff in the collection of rents, maintenance projects, accounts payable and construction; prepared budgets and financial reports. • Met prospective tenants to show properties, explain terms of occupancy, and provide information about local areas. • Directed collection of monthly assessments, rental fees, deposits and payment of insurance premiums, mortgage, taxes, and other operational expenses. • Inspected grounds, facilities, and equipment routinely to determine necessity of repairs or maintenance. • Negotiated the sale, lease, and development of property; completed and reviewed appropriate documents and forms. • Maintained records of sales, rental and usage activity, special permit issuance, maintenance and operating costs, and property availability. • Determined and certified the eligibility of prospective tenants, following government regulations. • Prepared detailed budgets and financial reports for the property. • Planned, scheduled, and coordinated general maintenance, major repairs, and remodeling or construction projects for some of the residential properties.
