To
find a company/owner that will allow
me to use the skills I’ve learned
throughout the years to manage the
property to the standards set forth
by the ownership. I will put forth
100% while on the job as long as I
am allowed to devote my time off to
my family barring emergencies and/or
appointments with prospective
tenants and buyers when necessary on
weekends. I am honest, forthright,
and have pride in the job I do and I
expect the same from my fellow
employees. We are representatives of
the people we work for and must
present ourselves as such at all
times.
I
have been in your shoes before and
all I ask is that you do not
overlook my application because I
have “too much” experience. I
realize I am starting fresh with a
new company and there will be many
things I do not know and must learn.
I am very professional, able to
multi task , and self-motivated.
I
have spent close to 13 years in one
form of property management or
another most of it within the
manufactured home community
business. Nine of those years were
with the same company. I hired in as
an Asst. Manager and moved my way up
to District Manager within 8 years.
My
responsibilities as an Assistant
Manager and Manager included but
were not limited to:
Recording all
petty cash transactions using
receipts and paperwork to explain
the expenditures
Collecting and
depositing rent
Keeping organized
tenant files of all issues and
transactions with each tenant
Interviewing
potential tenants and employees
Running credit
and background checks
Handling all
paperwork pertaining to the leasing
of the property
Handled all
evictions in Georgia with the
exception of those special cases
requiring an Attorney
All billing and
bookkeeping for my property
All tenant
related issues went through me, and
I then involved upper management as
necessary
Personally dealt
with the banks on all repossessions
and abandoned homes within my
community. I maintained a
collection ratio of 50 -100% of rent
due on the abandoned homes. If the
houses were in good shape I also
negotiated and purchased abandoned
homes in my community and around the
area for pennies on the dollar.
My
responsibilities as a District
Manager included but were not
limited to:
Supervising the
management at my communities and
making sure the work they did was to
the standards of the company
Making sure the
communities remained profitable
I inspected other
properties for comparison reports as
well as for possible addition to my
company’s portfolio
I was partially
responsible for helping to plan,
develop, and cut through city and
county red tape in order to build a
185 lot expansion next door to our
existing community
