* Promote positive community relations through comprehensive training of on site management, and prompt, professional response to tenant complaints or concerns.
* Provide assistance and training to on site managers in comprehensive tenant screening program to achieve effective resident placement and retention.
* Timely prepare, properly serve, and implement rent increases. We competently work in many rent control jurisdictions with complex ordinance provisions.
* Provide residents with in house, customized monthly billing statements including utility billings using a state of the art property management software program.
* Oversee and audit on site monthly rent collections, service of notices as necessary, and timely follow up with managers to achieve maximum collection.
* Assist owners in updating park rules and regulations, park rental agreements, and park forms. Provide templates of common forms at no charge to parks.
* Pay all park bills, including payroll to all employees, complete required reports to government agencies, insurance companies, etc.
* Issue comprehensive monthly and year-end accounting reports to Owners, and issue complete payroll and 1099 reporting requirements to Federal and State
agencies.
* Obtain, review, and evaluate bids and negotiate contracts with vendors for utility upgrades, replacements, repairs as needed. Oversee projects and assure proper scope of work is completed.
* Work with mobile home dealers in the design and placement of homes to upgrade the park.
