We currently own parks in Colorado, Kansas, Nebraska, Illinois, Texas, Virginia, and Wyoming

Investment Criteria:

• Mobile Home Parks Nationwide with a focus on good markets large or small.
   
• RV Parks that rent lots by the month or season (or are in areas where the demand is there to convert to seasonal).
   
• Family or Senior Communities
   
• 15 sites up to 500 sites
   
• Public Utilities Preferred - Private Utilities in Good Condition Considered
   
• Occupancy of Greater than 60%
   
• Park Owned Mobile Homes OK
   
• Specializing in turning around and maximizing returns on communities in good markets.
   
• Terms: Cash, Owner Financing, Land Contract, or Lease/Option
   
• Price: Up to $5,000,000 - Not looking for parks where the price is based on a land value where the highest and best use is not a Mobile Home or RV Park.
   

• Referral Fees - For any mobile home park deal that you send our way, we will pay a referral fee or the buyer's part of the brokerage commission upon a successful closing - Depending on the deal, this can be anywhere from $5,000 to $100,000 with most referral fees falling in the $25,000 range.
