Seeking Partners/Financing For Mobile Home Park Acquisitions

I am a private investor looking for a debt/equity partner for multiple deals.  I live in Northwest Arkansas and currently have 3 MHP's in mind.  The first one I would pursue is a 133 space park at 97% occupancy with a 13% cap rate (actual numbers) and huge upside potential (additional 5 acres).  The seller is willing to finance 10% and a community bank is willing to hold the rest with strong financials.  I am interested in doing multiple deals with a long-term partner.  I am also seeking capital to buy and sell used single mobile homes.....I hold the notes.  Let me know if you are interested.
