Subdivision analysis is an area in which we excel. We have appraised over 150 subdivisions over the past seven years. These subdivisions include the Indianapolis metropolitan area as well as Lafayette, Greencastle, Franklin, Muncie, LaPorte and Monticello, Indiana. We have appraised development programs ranging from 20 lots to 400 lots over multiple phases.

Developers who have utilized our services include Davis Homes, C.P. Morgan Homes, The Estridge Group, Bay Development Corporation, Paul Hardin & Associates and Waterstone Development Corporation. Other developers include John E. Smith Company, Robert Lane Development, Development Corporation, Crooked Creek at Geist Development Company and Justus Development Corporation.

In addition to extensive subdivision analysis, the firm has performed numerous market studies. These studies have been utilized to determine supply and demand for single and multi family development, economic conditions a given location, and income levels in given locations. The studies have been utilized to determine if proposed development programs are financially feasible and that adequate demand exists for a specific product type.

Traynor & Associates is a full service appraisal firm. Our investment in technology allows us to transmit any of our reports in an electronic format. We can also transmit virtual tours of any property that we inspect, which allows our clients to better understand the property condition and quality and to make better decisions in regards to that property. Our associates are on an ongoing education program and take courses and seminars through the Appraisal Institute. All associates are working toward the MAI or the SRA designation.
